The key is not to panic, not to immediately hire an HOA-recommended contractor without doing your homework, and not to ignore the notice.

Do HOAs Have the Legal Authority?

In Georgia, HOAs can enforce roof replacement requirements if the governing documents (CC&Rs or Declaration of Covenants) grant them that authority. Most HOAs in Savannah-area communities established after 1990 include provisions governing roof condition, material standards, and replacement timelines.
