Savannah Çatıcılığını Şekillendiren Hava Olayları

Gerçek fırtınalar, gerçek çatı hasarı, neler öğrendiğimiz.

  1. ·Hurricane MatthewWind

Brushed Coastal GA as a Category 1-2 with mandatory evacuation of Tybee Island, sustained winds 60-75 mph in Chatham, and widespread shingle uplift inland. Older 4-nail asphalt roofs across the Historic District and Ardsley Park lost ridge caps and starter strips by the dozen.

    Kaynak:www.nhc.noaa.gov/data/tcr/AL142016_Matthe…

    — Çıkarım: After Matthew, 6-nail patterns and reinforced starter strips became our standard on every Chatham County install.

    Event 1 of 3.
  2. ·Hurricane IrmaWind

Tropical-storm-force winds covered all of Coastal Georgia with heavy rain and isolated tornadoes in Bryan and Liberty counties. Oak strike was the dominant damage mode for Savannah residentials — mature live oaks along Forsyth Park and the Bull Street corridor dropped limbs onto roofs and skylights through the night.

    Kaynak:www.nhc.noaa.gov/data/tcr/AL112017_Irma.pdf

    — Çıkarım: Tree-strike claims drove home that emergency tarping inside 24 hours is the difference between a $4K repair and $40K of interior water damage.

    Event 2 of 3.
  3. ·Hurricane HeleneTree Strike

Florida Big Bend Cat 4 landfall with devastating tree damage all the way inland to Augusta. Isle of Hope and Ardsley Park took the heaviest oak-strike claims in Chatham, and pine snapping was the dominant rural damage mode in Bulloch and Effingham. Our crews ran emergency tarps for two straight weeks.

    Kaynak:www.nhc.noaa.gov/data/tcr/AL092024_Helene…

    — Çıkarım: Helene proved that hurricane straps and ring-shank nailing pay for themselves the first time a 200-year oak comes down on the deck.

    Event 3 of 3.

Why Savannah Roofing Requires Local Expertise

Savannah is a different roofing market than Atlanta or Macon. Chatham County is a 130 mph ultimate wind zone under ASCE 7, annual rainfall runs 49 inches, and salt drift reaches several miles inland from the Savannah River and the Atlantic. A roof that lasts 25 years in Statesboro fights three problems here at once: humidity-driven algae, hurricane wind uplift, and chloride attack on standard galvanized fasteners. ZIPs 31404 and 31406 east of DeRenne Avenue see the worst of the salt exposure.

Coastal Defense — How We Build Differently

Inside two miles of the river or the marsh — Thunderbolt, Isle of Hope, Whitemarsh Island, Wilmington Island — we don't run standard galvanized. Stainless steel nails on every shingle, aluminum or stainless flashing, Galvalume substrate on any metal panel work. The 6-nail wind pattern is mandatory across all of Chatham County, not optional. On the December 2024 GAF Timberline HDZ install we just finished in Savannah, every penetration got a double-bead seal under the cap shingles. That's how you get past 20 years on a coastal asphalt roof.

  • Stainless steel nails east of DeRenne Avenue
  • 6-nail wind pattern on every shingle (130 mph code)
  • Galvalume substrate for metal panels in coastal ZIPs
  • Ridge-and-soffit ventilation to fight 76% average humidity
  • Aluminum flashing only — no galvanized within 2 miles of marsh

Historic District: COA, MPC, and What Actually Gets Approved

If your home contributes to the Historic District around Forsyth Park or any of the 22 squares, a standard Chatham County building permit is not enough. The Metropolitan Planning Commission requires a Certificate of Appropriateness before work starts. We've walked dozens of COAs through staff-level approval rather than full board hearings. Slate stays slate, standing seam Galvalume is approved on rear slopes that aren't street-visible, and architectural asphalt works on non-contributing structures. COA runs 2 to 4 weeks; the building permit drops in 1 to 3 business days after that.

Climate Loads on a Savannah Roof

Savannah averages 49 inches of rain a year, with the wettest stretch from June through September lining up with hurricane season. Average humidity sits above 76% year-round — that's what drives the black algae streaking on older roofs along Bay Street and the Riverfront. Our spec uses zinc-treated granules for algae resistance, ring-shank nails that resist pull-through during 60-75 mph sustained winds (what Chatham saw during Matthew), and stainless fasteners on any home east of DeRenne. For Tybee and Wilmington Island work, design wind speed climbs to 150 mph and the nailing schedule tightens further.

Premium Work in Ardsley Park & The Landings on Skidaway

Ardsley Park is dense 1920s housing stock with mature live oaks — Helene dropped a lot of those oaks in September 2024, and we re-roofed several homes that took direct strikes. The Landings on Skidaway Island runs strict architectural review through the HOA before any roofing work. We coordinate the ARB submission, match designer shingle profiles or clay tile where required, and run a clean jobsite that doesn't damage the irrigation or landscaping. The July 2024 Owens Corning Oakridge install near Sylvan Terrace is a representative example of that workflow.

  • HOA & architectural review board submissions
  • Designer shingle and clay tile matching
  • White-glove jobsite cleanup and magnetic nail sweep
  • Copper flashing detail where the original spec called for it

Savannah bölgesinde hizmet verdiğimiz ev sahiplerinden gerçek yorumlar.

“Our 1890s Victorian off Bull Street needed slate that matched the original profile. Talya sourced it, walked the COA through MPC, and didn't take any shortcuts. They actually know how Savannah works.”

— Catherine W.

Historic District

“Helene took half the oaks on our block. Talya tarped us same day, ran the insurance claim end to end, and had the new roof on in five days. Best contractor I've worked with.”

— Michael R.

Ardsley Park

“Got four quotes. Talya was the only one who explained why we needed algae-resistant shingles and ridge-and-soffit ventilation for our Southside home. Fair price, no upsell.”

Savannah Çatı SSS

Savannah bölgesinde çatı hizmetleri hakkında sık sorulan sorular.

How much does roof replacement cost in Savannah GA?+

Most Savannah replacements land between $8,500 and $18,000. Architectural shingles run $4-$7 per sq ft installed; standing seam Galvalume metal runs $10-$16 per sq ft. Historic District homes with slate or clay tile cost more because of the materials and the COA process. East of DeRenne we spec stainless fasteners, which adds a few hundred dollars but doubles the corrosion lifespan.

Do you handle Historic District COAs through the MPC?+

Yes — that's a big chunk of our work. We file the Certificate of Appropriateness with the Metropolitan Planning Commission, write the materials narrative, and target staff-level approval when the project qualifies. Full board review is 2-4 weeks; staff approval can close in a week or so. We've done dozens of these on contributing structures around Forsyth Park and the squares.

How long does an asphalt shingle roof actually last in Savannah?+

Realistically 18 to 25 years on a properly installed architectural shingle, less if the home is east of DeRenne and the previous installer used galvanized fasteners. The 49 inches of annual rain, 76% humidity, and salt drift all eat at the roof from different angles. Standing seam metal with Galvalume substrate gets you 40-60 years. Slate and clay tile in the Historic District can run a century with maintenance.

What does Hurricane Zone A mean for my roof in Savannah?+

Chatham County is designated 130 mph ultimate wind speed under ASCE 7, with Tybee, Wilmington Island, and Isle of Hope sitting closer to 150 mph design. That requires a 6-nail pattern on every shingle, ring-shank nails, sealed hip-and-ridge cap, and starter strips reinforced at every eave. Most pre-2010 roofs in Savannah were installed to the older 4-nail standard and lose ridge caps the first time a tropical storm comes through.

Do you handle insurance claims after hurricane or tree-strike damage?+

Yes, end to end. Initial damage walk with photo documentation, adjuster meeting on site, supplement filing when the first scope misses something, and the actual replacement. We worked roughly 80 Helene claims across Chatham in late 2024 and know how the major Georgia carriers underwrite coastal roofs. Coordinate that with the COA process if the home is in the Historic District.

Are you actually based in Savannah?+

Yes. Talya Roofing is headquartered in Savannah and we work all of Chatham County daily — Historic District, Ardsley Park, Midtown, Southside, Tybee, Wilmington Island, Whitemarsh, Isle of Hope, Skidaway. No travel surcharges within the metro. We also serve Bryan, Effingham, Liberty, Bulloch, and Glynn counties from the same base.

How fast can you get to an active leak in Savannah?+

Two to four hours for active interior leaks during business hours, same-day or next-morning for storm-damage tarping when the wind is still up. We carry tarps and staging on every truck so the crew that diagnoses the leak can also stop it. Permanent repair gets scheduled once the weather clears and the materials match what's already on the roof.
