What to Expect During Roof Replacement

Day 1 is tear-off day: the crew removes all existing shingles, underlayment, and damaged decking. This is the loudest day. After tear-off, the deck is inspected and any damaged sheets are replaced ($75–$100 each). New synthetic underlayment, ice and water shield at critical areas, and drip edge are installed. Tarps protect exposed areas if work extends to Day 2.

Standard timeline: 1–2 days for a typical 2,000 sq ft home. Day 1: tear-off, deck repair, underlayment. Day 2: shingle installation, ridge cap, cleanup. Complex roofs (multiple dormers, steep pitch, large homes) may take 2–3 days. Metal roofing installations take 3–5 days. Weather delays can extend any timeline.

Tear-off day is the loudest — 80–100 decibels inside the home (comparable to a lawn mower). Vibration from debris removal can shake wall-mounted items. Expect construction traffic and a dumpster in your driveway. Pets should be boarded or kept in an interior room. The installation day is quieter but still involves sustained nail gun operation throughout the day.
