The tool has four user choices. Each simplifies a real construction decision, so the definitions and limits matter as much as the output.
Formula and published tool inputs
For the low and high ends, the calculator multiplies entered roof area by the corresponding base installed rate, the 15% waste factor, and the selected complexity assumption. When tear-off is selected, it then adds entered roof area multiplied by $1.50. Each result is rounded to the nearest $100.

Accuracy for a real project depends on whether the entered roof area and assumptions match the property. A measured roof, selected product system, access review, and written construction scope can produce a different range.
Should I enter my home’s living area or the roof area?+
Enter estimated roof-surface area. Interior living area does not account for roof slope, overhangs, attached garages, porches, additions, or other covered sections. A 2,000-square-foot house does not necessarily have a 2,000-square-foot roof. If you only know living area, use the result as an early scenario and do not compare it directly with a proposal until the roof measurement and included sections are confirmed.
What does the calculator include?+
The formula uses the published base installed-rate range for the selected material category, multiplies it by the entered roof area, 15% waste factor, and selected complexity assumption, then adds the published tear-off input when requested. It does not separately calculate labor, taxes, permit fees, warranty value, flashing, ventilation, decking, access, or other property-specific items. The displayed range therefore describes the formula, not every line of a complete roof proposal.
Why might a contractor’s estimate differ from this result?+
A contractor may use a different measured quantity, product, material package, waste calculation, labor plan, removal scope, or access assumption. The proposal may also include decking allowances, flashing, ventilation, permits, disposal, site protection, or other components the calculator does not separately model. Compare the written scope and quantities rather than treating the calculator output as a target price that every contractor should match.
