The Architectural Review Board requires approval for any visible roof change before work begins. We pull physical material samples, document manufacturer color codes and finish specs, draft profile drawings for slate or seam systems, and format the scope to ARB template. With a complete package, first-pass approval typically lands inside 10-15 business days. Incomplete packages stall 2-3 weeks, which we avoid by handling submission in-house.

Both work, but they read differently to the ARB. Natural slate is the period-correct material — sourced from established North American quarries with documented origin — and the Board prefers it on architecturally significant homes. Synthetic composite slate is a real option when structural framing cannot carry natural slate weight, but expect additional ARB scrutiny on color, profile, and shadow-line accuracy. We submit physical samples of both and let the Board choose.

Patina matching takes 2-3 years of natural weathering — there is no instant match for 20-year-old verde copper. We fabricate replacement sections from the same copper alloy so they age into the same color over time, and we can apply controlled patination treatments to accelerate the visual shift on partial replacements. From street view, the difference becomes invisible inside the first few seasons.

We pre-register the entire crew and all vehicles with Landings security before the start date and submit updated rosters when subs are added or rotated. Material deliveries are scheduled to coincide with crew arrivals so the gates are not absorbing unexpected traffic. Dumpster placement is coordinated directly with property management to comply with community guidelines on visibility and duration.

No — they are separate and both required. The ARB approval covers material, color, and aesthetic compliance with the community standard. The Chatham County building permit covers code compliance, wind-zone fastening, and inspection scheduling. We obtain both in parallel: ARB submission for material commitment, then county permit before tear-off begins. You do not need to visit either office.

On natural slate properly installed with copper or 316 stainless flashings, expect 75-100+ years of service life. Standing-seam copper runs 60-100 years and develops verde patina over 20-30 years. Standing-seam panels are clip-fastened to manufacturer high-wind specs with continuous concealed fasteners.
