Standard galvanized fasteners corrode visibly inside 5-7 years here. We spec 316 stainless ring-shank nails on slate and shingle work, copper or stainless step flashing, aluminum drip edge — never galvanized — and marine-rated sealants at every penetration. The 6-nail fastening pattern is the floor, not an upgrade.

Access through Marshwood, Plantation, Magnolia, and Main Gate requires crew and vehicle pre-registration with Landings security. We submit crew rosters and license plates ahead of the start date, update lists when subs join, and schedule material deliveries to coincide with crew arrivals so the gates are not absorbing unexpected traffic. Dumpster placement is coordinated with property management to comply with community guidelines. Most homeowners do nothing beyond signing the contract — gate logistics, ARB, and county permitting are handled.

On natural slate properly installed with copper or 316 stainless flashings, expect 75-100+ years of service life. Standing-seam copper runs 60-100 years and develops verde patina over 20-30 years. Galvalume standing-seam carries a 30-40 year painted finish warranty over a 60+ year substrate. We layer those material warranties with our workmanship coverage and the manufacturer system warranty when the full assembly qualifies.
