$0 Out-of-Pocket Roof ReplacementAfter Storm Damage in Savannah
A 1940s Craftsman home in Ardsley Park had 3 layers of aging shingles and a storm claim waiting to happen. Here's exactly how we replaced the roof, handled the insurance claim, and left the homeowner with a 50-year warranty β for $0 out of pocket beyond their deductible.
The Situation
The homeowners had lived in their 1940s Craftsman for 22 years. They knew the roof was old but hadn't seen any leaks β until Tropical Storm Debby passed through in summer 2024 and left water stains on two bedroom ceilings.
When we inspected, we found not one but three layers of asphalt shingles β each installed over the previous one. The bottom layer dated to the early 1990s. Georgia building code caps layering at two, and three layers had been trapping heat and moisture against the decking for over a decade.
The storm had cracked hundreds of shingles across the south-facing slope. Hail impacts were clearly visible on the gutters and HVAC unit β exactly the documentation an adjuster needs to approve a claim.
What We Did
We recommended a full tear-off β not just for code compliance, but because the decking needed to be inspected and repaired before any new shingles went on. Putting a new roof over rot is the leading cause of premature failure.
For the new roof we specified Atlas StormMaster Slate, a Class 4 impact-resistant shingle rated for 130 mph winds. In Savannah's coastal environment β and with a fresh insurance claim on file β going back to standard 3-tab made no sense.
We handled every aspect of the insurance claim: attended the adjuster meeting, presented our 47-photo CompanyCam documentation, and made sure the supplemental for the rotted decking was included. The homeowner received a check for $18,400.
3-Day Project Timeline
Full removal of 3 existing shingle layers, complete deck inspection, all rotted OSB replaced (340 sq ft identified), ice & water shield installed on first 6 ft of every eave and all valleys.
Atlas StormMaster Slate Class 4 impact-resistant shingles installed using 6-nail pattern for coastal wind resistance. New ridge cap, flashing, drip edge, and pipe boots installed. Free 22 in. Solar Attic Fan included under Green Savannah Initiative.
Magnetic nail sweep of entire property, gutter re-attachment and inspection, final photo documentation for insurance file, homeowner walkthrough, Atlas warranty registration completed on-site.

Homeowner Summary
βI was dreading the whole insurance process. Samed handled everything β came to the adjuster meeting, answered all their questions, and made sure the decking repair was included. We signed one document and three days later had a brand new roof. I didn't even have to take time off work.β
